If a group of like minded individuals bought a large enough piece of property they could petition to be their own municipality and even though technically under the laws of the fed/state, in reality the only laws that could/would be enforced would be at the municipal level.

How difficult is it to get a construction loan?
I don’t want to cover the context of the question, because it involves the privacy of people who are not me.
I got a zero interest loan to remodel my house. It was quick and easy. Not sure if a construction loan is the same.
There are still more discussions to be hand, but if things go a particular way, I could end up trying to finance buying a piece of property off of a relative, but the building that is there is… not structurally sound.
Avoid the desire to just burn it down and collect the insurance… Those insurance folk are might suspicious types when some old unsound building goes up in flames..
Especially when the electricity and gas have been shut off. Although, if you can decorate the scene to look like some homeless are living there it becomes a whole lot more believable.
Construction loans are easier than mortgages. But, you have to be able to convert from one to the other when construction is done.

Running the numbers with some online construction cost estimators to get a ballpark, and I keep coming back to the same quandry.
If I were buying from a complete stranger, I’d without hesitation go “That building is collapsed and rotten, I’d have to tear it down and rebuild, so I’m only going to make an offer on the land, or land minus demo cost”
But, not only are the owners family, but they’re family in a bad situation. Current assessed value includes $30k for the building, despite the fact it is uninhabitable.
You have to decide if you want to donate 30k+demo costs to your family. Or split the difference with them.
Demo can get pricey, and building when you do not personally have a construction trade background is often an invitation to get fleeced. You seem pretty good at research, bit this is an area where you really want to do your homework, and definitely want the contract with the builder vetted/written by an experienced NY real estate attorney.
I needed to provide building plans and a construction estimate to the bank. The bank estimates the future value of the house from the plans and compares that to the construction estimate to determine whether you would qualify for the future mortgage.
I got a “combo” loan for the bank meaning the bank guaranteed they would write the mortgage when construction was done (not all banks do this).
To qualify for the combo, the estimated value of the house had to give me 20% equity when the build was done. This provides some cushion when the build goes over budget (it will, don’t think it won’t). When construction was done, I had 10% equity in the house.
You have to pay the accrued interest every month. At the beginning you have not borrowed much, so the interest payment isn’t bad. Towards the end you are basically making the mortgage payment every month without getting any equity for it.
When the build goes over schedule (it will, don’t think it won’t), you are making a full mortgage payment on the new build while continuing to pay rent or mortgage wherever you are living. Lots of people get into financial straights during the last few months of the build.
I’m not leaving my existing house, so my expectation would be full payments on both loans from the word ‘go’. Unless the timetable is such that I finish paying off my current mortgage before anything gets started.
The construction intent is because the property is two and a half hours away from my house, and the ability to stay overnight (plus the necessity of a working toilet) is a prerequisite for doing much with it.
Of course, this could all go away if the discussion this weekend goes “We decided to give the land to X instead”.

The fires raging at the edges of the Amazon rainforest are, at the moment, largely consuming lands that had already been converted from their natural state into tracts waiting to be farmed or developed. Nevertheless, some of the blazes are eating away at the rainforest itself, reducing its size by a football field a minute. And one of the most disturbing things about them is that they aren’t part of the cycle of nature, like a California wildfire might be, but are intentionally set in many cases to get rid of brush and felled trees to make way for soy fields and beef grazing grounds. That reflects Brazil’s troubling return to a policy of deforestation that, if unabated, could have grave consequences for efforts to counter the worst effects of global warming.
The reason the Amazon is burning is because Brazilian President Jair Bolsonaro, who followed Donald Trump’s populist, anti-establishment playbook to win election last year, wants it to. He thinks the Amazon should not be protected, and that lands reserved for indigenous peoples should not be recognized — all in the name of economic growth. That see-no-evil approach is another point Bolsonaro has in common with Trump, who has sought to make an alarming amount of public lands available for oil and gas drilling and other extractive industries, such as uranium mining — the health of the planet be damned.

She’s being modest as her standard is quite good.

Consider even journalism. I think it’s a little like being in a relationship with someone who you constantly wrongs you but with whom you have children, say, or who you can’t afford to leave. You know they’re not going to hold themselves to the same standards as you, you know they’re not going to work at fixing the relationship, but you also know that they’re happy to play chicken with you and never take their foot off the gas so you do their share of the work to keep the relationship intact for the sake of the thing you need or value. I think, despite what people might say, most of the classical liberal / libertarian / conservative crowd don’t really want the US to burn to the ground and be reborn as something else. When they are wearing the uniform they are acting on behalf of their employer. If they want to show up in plain clothes, that’s fine. Most employers have wording in the employee handbooks that the employees are not to speak/act on behalf of the company, with punishments leading up to termination.
Hell, my Catholic High School would punish you for acts off campus if you could be identified as a student of the school based on the uniform.
